Why does my existing home insurance not cover me?

Under a standard home insurance policy, you’re not allowed to use your home for commercial activities. Having paying guests to stay, in which you are making money or trading services, is classified as a commercial activity thereby invalidating your insurance.

Under a standard home insurance policy, you’re not allowed to use your home for commercial activities. Having paying guests to stay, in which you are making money or trading services, is classified as a commercial activity thereby invalidating your insurance.

Doesn’t the home sharing platform have insurance or guarantee that covers me?

Each platform has a slightly different offering so it’s difficult to be absolute.
Firstly, a guarantee is no substitute for insurance, and doesn’t come with the same safeguards and regulation. Be aware of the words ‘guarantee’ and ‘insurance’ and do not confuse one for the other. In the terms and conditions for Airbnb, for example, it includes wording such as “Airbnb strongly encourages you to purchase separate insurance that will cover you and your property for losses caused by guests”, “the entire risk…remains with you” and they make it clear that their Host Guarantee is actually “not insurance”.
For platforms that do offer insurance, you should check if the platforms insurance T&C’s. Some offer great cover, others not.
The one thing to remember, and it’s as simple as it is important, the risk stops with you; it’s your home so you should take the responsibility and control of insuring it properly.

Am I eligible for cover?

As long as you have current domestic home insurance in place and you’re not a burglar we should be able to cover you automatically.
We might need to get to know you a little better if you have made more than 1 claim in the past five years, or if:
• You have a swimming pool
• Your house is listed
• You have a £50,000 feature
• You have an item, pair or set worth more than £15,000

Why do I need existing home insurance?

We can only offer you automatic cover if you have existing home insurance in place as this gives us a sense of how diligently you look after your home.

Do I need to tell my current home insurer?

We suggest everyone contacts their insurer, discreetly, to see if they’re covered, there is no point purchasing our cover if you are.
You need to establish two things:
1. Are you covered?
2. What level of cover is provided?
Unfortunately, quite a few of the important things like public liability and accidental/malicious damage, and theft are excluded from standard home insurance policies.
With regards to your GuardHog cover, this dovetails with your existing policy and won’t affect its validity.

Is there anything that you don’t cover?

We don’t cover the small stuff, by this we mean wear and tear or a broken wine glass; we leave this to you, your guest and their deposit. See our policy wording for detailed information but we also don’t cover:
• Temporary contents removed from your property
• Christmas/wedding presents
• Subsidence (but that’s unlikely to happen overnight)
• Building works (but who has guests to stay with the builders in?)

How far in advance do I have to insure myself?

You can insure yourself at any point before a stay commences. You will need to insure yourself for the whole stay for the insurance to be valid and we will ask to see the stay confirmations and booking records in the event of a claim.
We suggest that when you confirm a booking you purchase insurance at the same time.

What if I want to cancel?

You can cancel your insurance up until your guests arrive.
We don’t have any cancellation fees, or hidden costs, so if your guests can’t come, you don’t need to insure an empty home. Probably another insurance first!

How much will it cost me?

The price depends on you, your home and your guest’s stay. We expect the majority of our Hosts to be paying £2-3 per night unless you live in a super-swanky pad when the cost will be higher.

How can I pay and when am I charged?

You can pay by debit or credit card, (VISA and Mastercard will both do nicely), and when you purchase the insurance we take the full payment then and there.

What is the excess level?

£250.
We also have a minimum claims level of £1,000. We consider damage less than £1,000 to be wear and tear and this should have been covered by the deposit.

How do I claim?

Call us on 0207 199 3258 or email info@guardhog.com to initiate a claim.
Depending on the nature of your claim you may also have to contact your existing insurer and ask to claim on their policy first. For example, if a tree has fallen through your window while you have guests to stay then it is your home insurance that should pay out.

Doesn’t the home sharing platform have insurance or guarantee that covers me?

Each platform has a slightly different offering so it’s difficult to be absolute. A few platforms offer our services directly in which case you should be fine but if they don’t an you’re not happy with what they do offer, then we’re here to help.

We have a specific list of things that we cover ranging from BBQ’s to bikes, fancy dress to a drill. To see if we cover your stuff log-in and check out the list. If we don’t, get it touch at info@guardhog.com and we’re do our best to add the item to your list.

Is there anything that you don’t cover?

Yes. Currently we don’t cover items that are worth more than £10,000, and we don’t cover items stuff like toxic chemicals, firearms or fireworks.

How far in advance do I have to insure myself?

You can insure yourself at any point before you put your stuff is lent. You will need to insure yourself for the whole period and we will ask to see confirmations and booking records in the event of a claim.
We suggest that when you confirm your loan you purchase insurance at the same time.

Is my stuff covered in transit to and from the borrowers home?

No. We only cover it when it has reached your borrower’s home.

I am putting my stuff in a next door neighbours attic/basement/spare room. Can you cover me?

Yes we can. We cover your stuff whilst you’re storing it at a friends home.

What kind of things do you cover?

We cover normal home contents and personal possessions including sport equipment whilst within a residential Hosts home shown on your schedule.

Is there anything that you don't cover?

Yes. We don’t cover any single items that are worth more than £1,500 or total contents over £10,000.

We also don’t cover the obvious like money, combustible or flammable materials or firearms. Please check the policy wording though for specifics.

How far in advance do I have to insure myself?

You can insure yourself at any point before you put your stuff into store. You will need to insure yourself for the whole period your stuff is in storage to be valid and we will ask to see the storage confirmations and booking records in the event of a claim.
We suggest that when you confirm your storage you purchase insurance at the same time.

How should I value my stuff?

It’s important to ensure that your stuff is not under insured. As a general rule of thumb value everything except clothing and the family heirlooms at their replacement cost.

Is my stuff covered on the way to and from the Host’s home?

Unfortunately, right now, we do not cover your stuff whilst it is in transit to or from your Host’s home. We only cover it when it has reached it’s temporary resting place.
